The Pricing Strategy Advisor (PSA) certification is specifically designed to enhance an agent’s skills in pricing properties, creating CMAs, working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values.
The number one thing about real estate is location. Second to that is absolutely pricing. Most of the time when I mention pricing properties people picture me working with sellers to strategically price a home so that it sells quickly and for top dollar. They are not wrong to assume that. However, buyers also need someone who is both familiar with the local market and what is affecting it, and can help them price a home that they are interested in so that they can make a fair offer that will appeal to the seller and not have them over pay for the privilege of buying the home. Every week homes go on the market and other homes hit the closing table. Knowing which comps to select and how to make adjustments when one house has different features, like a two car garage v a three car garage was one of the most time consuming and detailed aspects of my career. It affects literally every transaction and every customer which was why this particular designation was so important to me and my customers.
